Horse Ranch For Sale

This is an extraordinary horse ranch and recreation property on wonderful Copco Lake in Northern California. There are not many lake properties like this one anywhere!  See the photo album below! Approximately 20 acres of contiguous parcels with lake frontage have been transformed into beautiful gardens, fruit trees, about five fully-irrigated acres of lush pasture and large airy horse barns opening out to larger individual corrals with mud-free footing. A round pen for training, with all-weather footing and a separate tack shed, is surrounded by rose bushes in front and has wonderfully shaded observation benches on two sides.  Up to fifteen horses can be housed in separate barns/stalls with individual corrals.

The year round stream Snackenburg Creek runs through the property and provides irrigation, stock watering and water for all the gardens and lawns. The stream forms a lovely pond above the house and then divides into two stream beds continuing through the lower portion of the property.  Behind the horse barns to the rear of the property is wonderful woods for riding and privacy, with tall pine trees that sing in the breeze.  There is unlimited riding nearby through BLM and National Forest property.

The spacious ranch home is approx. 3,350 sq. ft. It has five bedrooms, three full baths and two half baths, two fireplaces (one with wood stove), two heat pumps, a recreation room, large kitchen and one smaller kitchen off the recreation room, and a separate work room.  It can be set up as two separate living quarters, each with its own front and rear entrances.  The front of the home looks out on to the "lake parcel" and Copco Lake.  At the rear of the home is a large lawn area surrounded by rose and perennial flower gardens, and the two branches of Snackenburg Creek.  The view extends to the pastures and wonderful pine and oak forest at the back of the property as it goes up to the bluffs behind.

The detached garage is huge. It has three bays, a large finished tack room, a large separate storage room for equipment,  a shop area, and a staircase to lofts overhead for storage.

The property is in a scenic and rural recreation area on Copco Lake and the Klamath River.  It enjoys perhaps the best climate in the entire county, with mild winters (very little snow - year round riding) and wonderful summers on the water.  The fishing in the lake and river is superb - take your boat from this property and go either on the lake or upriver for some of the greatest rainbow trout in the world!  There is a community of home owners at the lake with a seasonal convenience store, a community center with a swimming pool and a volunteer fire department. The Copco Lake Community Water Company supplies wonderful water from a mountain spring.

Copco Lake is 40 minutes from the county seat of Yreka, and only an hour's drive to the great town of Ashland, OR, with the world-famous Shakespeare Festival, Britt Music Festival, and great shops and restaurants.

This beautiful horse property on Copco Lake is listed for sale with Minton Home Town Realtors, Ursula Bendix, agent, 530-842-1996.  MLS#81670. It is listed for $375,000. For more listing information, see http://www.siskiyou-county-properties.com.
